Storage unit cleanouts start at the $199 quarter-truck rate. A 5x10 unit is typically $199 to $329, a 10x10 usually $329 to $549, and a 10x20 is generally a full truck or more. We meet you at the facility during their access hours, empty the unit and leave it swept and ready to surrender.
The arithmetic that brings people here
A 10x10 unit in the Orlando area typically runs somewhere between $120 and $200 a month. Left alone for three years, that is four to seven thousand dollars spent storing contents that, honestly, are often worth a fraction of it — and in an un-conditioned unit, may not have survived at all.
Most people know this. What stops them is the afternoon it takes, the truck they do not have, and the fact that the unit has to be empty and swept before the facility will close the account. That is the part we do.
How the visit works
We meet you at the facility inside its access hours — most Central Florida sites are gate-access from early morning to evening, and a few are 24-hour. You let us in and open the unit, and from there you can either stay and direct or leave us to it.
We work straight through: sort as we load, set aside anything that should not be thrown out, load the truck and then sweep the unit out. Facilities almost always require the unit broom-clean before they will release you from the lease, so that is included rather than an extra.
Two practical notes. First, tell us the unit size and floor — an upstairs unit reached by a freight elevator takes longer than a drive-up. Second, if your access is about to be suspended for non-payment, sort that with the facility before we come; we cannot get you through a locked gate.
What tends to be in there, and what survives
Storage units in this climate are unkind to their contents. Un-conditioned units swing through summer heat and humidity, and the results are predictable: cardboard collapses, upholstered furniture and mattresses grow mildew in the foam, particle-board furniture swells, photographs stick together, and electronics corrode.
Climate-controlled units fare much better, and it is worth knowing which you have before you set expectations. Either way we sort as we load — usable furniture and household goods to donation or resale where an outlet will accept them, metal and appliances to a scrap recycler, electronics to e-waste, and only the rest to the transfer station.
As with estate work, our crews stop on documents, photographs, jewellery, military items and anything that looks like a collection rather than loading it. If there is one box in there you actually care about, tell us what it looks like and we will find it first.
Auction, abandonment and third-party units
We also clear units for facility operators after an auction or abandonment, and for executors dealing with a unit that belonged to someone else. Those jobs are straightforward but the authority matters — we need the person instructing us to be the lease holder or to have documented authority from the facility.
If you are a facility manager with several units to turn around, they are much cheaper quoted together than individually, and we can work through them in a single visit.

Unit cleanouts are quoted from the unit size plus a photo of how full it is. Facility access hours and floor level affect timing rather than price.

Flat pricing applies to standard household junk. Concrete, dirt, roofing material, tires, refrigerant appliances, hazardous material, excessive weight, stair carries and unusually long carrying distances may be quoted separately. We confirm your price before anything is loaded.

There are self-storage facilities clustered along Colonial Drive, Orange Blossom Trail, SR 50 through Ocoee and Winter Garden, and US 27 up through Clermont and Minneola — all inside our normal routes. Drive-up units off US 27 are quick work; the multi-storey climate-controlled sites in Orlando take longer because everything moves through a freight elevator.

Someone with access does, at least to get us through the gate and open the unit. After that you are welcome to leave. If you cannot attend at all, some facilities will let you authorise us in writing in advance — worth asking their office.
