An estate cleanout is priced by volume, and most whole-home jobs are a full truck at $549 or several truckloads quoted together after a walkthrough. We can work in stages so the family has time to go through rooms, and we set aside documents, photographs and anything that looks valuable rather than loading it.
What makes an estate job different
The work is the same as any large cleanout. The circumstances are not. Most of these calls come after a death, a move into assisted living, or a house sale under a deadline, and the family is usually working through the contents of decades while also handling paperwork and grief.
So we slow down. We will do a walkthrough first, agree what is staying, and work room by room rather than clearing wholesale. If you want to be present for every decision, the crew will wait. If being there is too much, give us a written list of what must be kept and we will work from that and photograph anything we are unsure about before it goes on the truck.
What we set aside automatically
Even without instructions, our crews stop and flag certain categories rather than loading them:
- Documents, files, bank and legal paperwork, tax records
- Photographs, albums, slides, film and home video
- Jewellery, coins, currency, watches and small valuables
- Military items, medals, flags and discharge papers
- Firearms and ammunition, which we cannot transport at all
- Family bibles, letters, diaries and handwritten material
- Anything that appears to be an antique or a collection
Paper is where things get lost. A box of yellowed envelopes looks exactly like packing waste, and it is often the deed, the will or a run of family letters. If we are not sure, it is set aside for you, not thrown out.
Donation, resale and the timeline
A house cleared decades ago accumulates a lot that still has life in it. Furniture, kitchenware, linens, tools, books and unopened household goods can often go to local donation and resale outlets, which reduces both the landfill load and, where the volume is meaningful, the price.
If there is genuine resale value — antiques, a coin or stamp collection, quality mid-century furniture, tools of a trade — say so before we quote. An estate sale or a specialist buyer will do better for the family than a hauler will, and it is worth doing that first and calling us for what is left.

Flat pricing applies to standard household junk. Concrete, dirt, roofing material, tires, refrigerant appliances, hazardous material, excessive weight, stair carries and unusually long carrying distances may be quoted separately. We confirm your price before anything is loaded.

Yes, and many families prefer it. The crew will work at your pace and check before loading anything you have not already cleared. If being there is too difficult, a written keep-list works just as well and we will photograph anything we are unsure about.
What do you do with documents and photographs?
They are set aside for the family, never loaded. Our crews are told to stop on paperwork, photographs, film, jewellery, military items and anything that looks like a collection. Paper is the single easiest thing to lose in a cleanout, so we err heavily on the side of keeping it.
Can you work to a closing or listing deadline?
Yes. Tell us the date when you request the quote and we will confirm in writing what will be completed by when. We regularly schedule around listing photography and closing dates for realtors and executors in Orange and Lake County.
Do you handle hoarding situations?
Yes, with a walkthrough first so we can plan properly. These jobs usually need multiple trucks, more crew and sometimes protective equipment, and they are always quoted individually rather than off a price list. We treat them without drama.
