A garage cleanout is priced by the space the contents take in our truck. A single-bay garage is typically a half truck at $329, and a packed double garage is usually a full truck at $549. Lighter jobs start at the $199 quarter-truck rate. Labor, sorting, dump fees and a broom-clean finish are included.

What a garage cleanout involves

Garages are rarely one type of junk. A typical Central Florida garage holds furniture that got displaced by a remodel, boxes that came from a previous move and were never opened, kids' bikes and sports gear, holiday decorations, half-finished projects, lawn equipment, and a shelf of chemicals nobody wants to touch.

We sort as we load rather than shovelling it all into one pile. Metal and appliances go to a scrap recycler, electronics to an e-waste handler, usable furniture and household goods to donation where an outlet will take them, and the genuine trash to the transfer station. You get told what we found that should not be thrown away, including anything hazardous we cannot legally carry.

Decide as we go, or hand us the whole bay

Most people fall into one of two camps. Some want to stand there and make calls — this stays, that goes — which is completely fine and the crew will work at your pace. Others want to point at the bay, leave, and come back to an empty garage. Both work.

If you are the second type, the useful thing is a quick walkthrough first: show us the two or three things that must not be touched, tape a note on them, and we will work around them. The most common regret we see is a box of documents or photographs that looked like packing waste, so flag anything paper-based before we start.

The Florida garage problem

Un-conditioned garages in this climate are hard on stored goods. Cardboard wicks moisture out of the slab and collapses, upholstered furniture and mattresses grow mildew in the foam, and particle-board shelving swells and delaminates. Things you were storing for later often turn out not to have survived, which usually makes the decisions easier than expected.

It also means some items cannot be donated even though they look fine — charities will not accept upholstered goods with any mildew. We will tell you honestly which category something falls into rather than promising a donation that will be refused at the door.

Our crews handle garage cleanout jobs daily across Orlando, Winter Garden, Ocoee, Clermont and Minneola, plus Windermere, Horizon West, Oakland, Apopka and Groveland. Older homes in College Park, Audubon Park and central Ocoee often have narrow, alley-loaded or single-width driveways, which changes where we can park the truck and how far the carry is. Newer Horizon West, Winter Garden and Minneola subdivisions are usually easy access but frequently have HOA rules about trucks and dumpsters on the street — worth a mention when you book.

No — those are hazardous materials we are not licensed to carry. Paint, solvents, motor oil, pool chemicals, pesticides and propane tanks all need a household hazardous waste drop-off, and both Orange and Lake County run free events for residents. Set them aside and we will point you to the nearest one.

Do you sweep up afterwards?

Yes. A cleared garage that still has ten years of grit and leaf litter on the slab is only half a job, so a broom-clean finish is part of the flat price.
